Too Long

It has been a while since I’ve posted sorry about that.

There is not much new news around the real estate world. The market is still in recovery and the tax credit is still set to expire Dec. 1st of this year. That said there is a BIG push from the Realtor association and many other advocates to have the tax credit extended and possibly expanded. I’ve heard up to $15,000, so all hope is not lost, but I am not sure it is worth the gamble either. With the country’s deficit on the rise daily it seems nearly impossible to continue to hand out money to people, but that hasn’t slowed the government down recently so I guess we’ll just see.

That said I have a great house to check out and use that $8000 tax credit on. 611 Texas Ave. Signal Mtn, TN 37377 priced at $159,900 with 3bd/1.5ba  1460sqft and a huge fenced in backyard. Walking distance to Signal Point and in the heart of the Old Town district. Check it out and bring an offer soon before it is snatched up. There is a possible lease/purchase option available on this home for the right candidate.

Both buildings have advantages and disadvantages it is merely a difference in taste. Bridgeview for sure has better outdoor living spaces, but Terrace has extra storage space available with the unit and the potential to build out a unit specific to your needs. If you are looking for upscale living on the Northshore you cannot go wrong with either of these developments.

Amazing

This is an AMAZING deal. I realize it is not in the “it” part of town, but this is a fantastic home located at 357 Glenwood Dr. Chattanooga, TN 37406. It was originally listed for $79,000 and recently was relisted for $124,900 because the appraisal came in at $142,000. This would be instant equity and since a contract fell through I bet you could still get a steal on this house. It is 4bd/2.5ba and about 3700 sqft. It does need to be redecorated, but it does not appear to be trashed like other homes in the area that are historic. Great home, great deal investors this is instant equity.

Variety is the spice of life


I was just thinking about that statement, but it really has nothing to do with what is going on. This morning for my walk soundtrack my ipod landed on the newest podcast from “This American Life” on NPR called “No Map”. It was a great podcast about people finding themselves in situations that there are no precedents and of course the first topic was that of the mortgage crisis and how the banks are doing themselves an injustice by foreclosing on so many homes when they could just alter their agreements based on personal financial situations by possible interest rate reduction or other modifications so the bank still makes money, the homeowner keeps the home and costs all around are lessened. It was a great podcast. Check out the website here and take a listen to the episode it is worth the time!

Here is the house for the day or rather the condo. The building is located at 345 Frazier Ave #304. It is a 2bd/2ba 1655sqft. unit that is on the river side of the building for $640,000. There are units in the building starting in the low $300,000 and up. This building has units with river views and great city views and location location location with median prices compared to other buildings around town.

Grassroots Efforts


Recently there has been a grass roots efforts to get more trees planted around the Chattanooga area and lots of volunteers have aided in making this push a reality. Check the article out here! Just another reason why I love this city.  Take time to get involved in some sort of organization that takes an active roll in the city. It is amazing what needs can be meet with just a small amount of manpower!
