Hot new property

Check out this hot new property or at least it is in my most humble opinion. Located at 209 W 17th St. Chattanooga,TN 37408. It is a great 2ba/1.5ba, 1150sqft. condo with 2 great outdoor spaces. There is even a laundry room. Talk about luxury for $169,000 in downtown Chattanooga. I won’t lie it does need some lighting and kitchen updates, but is a great investment, a great location, and a great layout.

This weekend is going to be beautiful in Chattanooga so be sure to get out there and enjoy local activities. Today there is an Octoberfest ordeal going on down on the NorthShore of town.

Bridgeview Condos / Terrace at Frazier

Check out these awesome condos…4 Cherokee Blvd Chattanooga, TN 37402 has all the amenities the Northshore has to offer. Starting at $327,000-on up there for a penthouse these offer covered secured parking, great porches/patios, gas fireplaces, built with the utmost integrity, step out into Renaissance Park and so much more!

Photo

There is another great Northshore condo at the corner of Frazier and Tremont. Check out www.terraceatfrazier.com for all the information on the building and be sure to call me to set up that appointment. You always want someone who is working for you and not the developer. Photo-1

Both buildings have advantages and disadvantages it is merely a difference in taste. Bridgeview for sure has better outdoor living spaces, but Terrace has extra storage space available with the unit and the potential to build out a unit specific to your needs. If you are looking for upscale living on the Northshore you cannot go wrong with either of these developments.

Have a great day and keep me in mind when you run into someone who is looking to buy or sell.

Monday To-do’s

Today is the start of a new day so wake up and enjoy. Despite all the rain this weekend the sun is shining this morning in the Tennessee Valley. Hopefully it will stay out long enough to be enjoyed a bit later.

Check out your local interest rates today at www.bankrate.com. I know they are still holding low, but at some point that will end so take advantage now!

Too Long

I have again been lazy about posting, but in my defense there just has not been a lot of great stuff going on.

This week the condo of the day is 1609 Long St. #304 for $119,500. It is a 2bd/1ba condo in a great area of Southside Chattanooga for a steal of a deal. This unit previously sold for $155,000. It could be a great investment/great place to live! Check it out.
Also if you are a first time home buyer, which means you have not bought or sold property in the past three years you are eligible. Check out the Federal Housing Tax Credit to find out how to get your $8000 or 10% of purchase price if home is less than $80,0000.

Boat Slips Now?

A developer in Chattanooga is planning a development of condos, hotel, and restaurant further up the river just above Ross’s Landing area. (Article Here) This development will be called Cameron Harbor and will be a development of luxury, riverfront condos. My company is involved in the project so if you know of anyone interested in such a thing (despite the economy) feel free to send them my way :)

Monday News

Check out those rates. They just keep going down down down www.bankrate.com. If you are seriously looking to buy a house do it in 2009. I promise I don’t believe everything I read on the internet, but here is a pretty good article on the forecast for interest rates in 2009. It certainly does not hurt to at least read around and see what the “experts” are saying for the coming year.

I have found a dream condo here in Chattanooga so hold on…here is comes…
1407 Market St., Chattanooga, TN 37402. I’ll post a link once it is up on the server directly to the listing. It is 1bd/1ba but has  3600 sqft. 1800 upstairs/ 1800 downstairs and is right in the heart of the new vitalization on Main St all for $5009,000. You are literally directly across from the Carta garage on Market next to the Choo Choo. The street level space can be used for commercial and there are two separate residences upstairs, but this could be built out however the purchaser chooses… Wonderful downtown living if you ask me.

Parkview Condos Downtown Chattanooga

If you are out there and in search of a second home or just want to downsize to a nice condo in the downtown area; look no further…

For starters Real Estate Partners has this beautiful condo listed in Museum Bluffs looking out over the river 2bd/2.5ba with beautiful finishes, privacy, and of course one of the best views in town with the convenience of walking to dinner, the museum, a movie, and possibly work for $1,550,000.
99 Walnut #601 Chattanooga, TN 37403.
The next condos are located directly behind the Museum Bluffs development and were developed by the same company Windsor-Aughtry. They start and $225,000 and go up to $475,000. There are 14 different floor plans and great locations. Check it out!
Last but certainly not least are the condos at the corner of Market and Frazier exact address is 4 Cherokee Blvd. These start around $327,000 for a 1bd/1ba and go all the way up to $700,000 ish and more for the penthouses. These are luxurious condos with large bathrooms and closets, high ceilings, granite countertops, most have large covered porches with nice city views and views of the park below, particularly beautiful in spring and fall as the leaves change on the surrounding mountains.
If anyone comes across anyone looking to buy a condo send them my way!
