Hot new property

Check out this hot new property or at least it is in my most humble opinion. Located at 209 W 17th St. Chattanooga,TN 37408. It is a great 2ba/1.5ba, 1150sqft. condo with 2 great outdoor spaces. There is even a laundry room. Talk about luxury for $169,000 in downtown Chattanooga. I won’t lie it does need some lighting and kitchen updates, but is a great investment, a great location, and a great layout.

New Townhomes

The Planning Commission recently approved zoning for six new townhomes to be constructed off Hamilton Ave off North Market. The building is to be constructed by Collier Construction so they should be nice. Check out the article here.

An adorable house came up the other day off Barton Ave.. Don’t let the location keep you from checking this house out. There is great off street parking in the back that can accommodate up to 4 cars, hardwood floors throughout, 2bd/1.5ba, great updated master bath, wonderful back patio and so much more all for $174,900. Can’t beat the originals

Sometimes you just cannot beat an original building with all its character, and of course its location. The Railway Lofts are a wonderful option to all the new condos being built currently. It is a wonderful old building, with older windows and most importantly huge potential and a  price point for downtown that can’t be beat. Ranging between $144,000-$200,000 and they are loft style living.

Check out those rates today or rather from Friday…www.bankrate.com1127317

Cost Value Survey

This is a great tool to figure out what the value of any upgrades you may want to do for you home. I have linked it to the Southeastern District, but here is the link to get whichever region of the US you may be looking for. Check it out if you are considering upgrading anything in your home.

New Search Tool for Home Buyers

Last night on Twitter I noticed another real estate blogger post a video about a website call Dwellicious.com. Basically it takes the frustration out of searching for homes. You add it as a bookmark and it you can tag your choice home from whatever website with comments about what you liked. So basically you can still search all the many different places you want to find a home, but this will keep them all in one place.  Check it out if you get a chance!

Friday Friday and not raining

It looks like more houses are beginning  to get listed which is good. There are buyers out there!

Here is a great home at 1710 Edgehill Ave. Chattanooga, TN 37405 for $434,900. Built in 2005 with 4bd/4ba 3,000sq.ft. sort of Neo Traditional feel and close to the heart of Chattanooga. It has a great kitchen with wonderful appliances, high ceilings, and light natural colors throughout. Truly a wonderful home for the price and location. I’ll post a link once it comes up.
Other than that not a whole lot going on in town. Lots of the spring/summer activities are gearing up and CSA’s around the area are now accepting applications for the season. I’ve personally gone with Rise N Shine Farms in Calhoun, GA with a half share for $425. Not too bad and I am really looking forward to fresh, local veggies!
Have a great weekend and of course call me if you have any property out there you want to view!

The Good The Bad

For all you out there Real Estate Partners is #1 for 2008 in Chattanooga for condo/townhome sales. #6 Overall in homes/condo/townhome sales in all Chattanooga MLS. Congrats to our small office of 33 people taking on the big dogs and gaining recognition.

Rates continue to be amazing. Check it out!
The bit of bad news has to do with an article I found on cnn.com. It basically is saying that foreclosures were up 81% in December 2008 and up %225 from 2006. Those are some steep numbers. Let’s all keep in mind this is concentrated in three key areas Florida, Nevada, and Arizona, but it does not let any state off the hook as Memphis made the top ten cities for rise in foreclosure.
A bit of a glimmer in Chattanooga 914 Mount Vernon Ave. 3bd.2ba for $199,900. Completely renovated and beautiful. All appliances included in purchase price. I’ll post a link to the listing once it is up.
