8th Street Deal

I know I have come across this house before but 1150 8th St. Chattanooga, TN 37403 is a total deal at $127,900. The home was built in 2003 and is walking distance to UTC, has 2bd/1.5ba and about 1000 sqft. If you are looking for a home to rent to college students this is an ideal location and a basically new home. If you are just looking to live downtown this is a great buy in an area that will/ is starting to really be on the rise.

New Year New YOU?

Whenever the new year comes optimism abounds. My goal this year is to carry that optimism throughout the year professional and personally. As far as real estate goes the economy seems to be pointing in a positive direction and we are all hopeful of a bit more stability and perhaps a glimmer of growth. (Optimism does not mean we have to think irrationally :) )

As we step into this new year I’ll offer up a great priced condo on the southside that has recently been painted and will be a great investment for the future. Check out 232 W 18th St. #4 Chattanooga, TN 37408. This 3bd/2.5 bath townhouse is perfect for anyone looking to settle in a great urban environment. Soon there will be a grocery store just down the street, lots of eateries located close by and the shuttle is a just a short walk from your front door.

Time for Tuesday

Not a whole lot going on in the real estate world at the present moment. Homes sales for November were down 7% from the month before, but allegedly are up from last year at this same time. I do believe the average sales price is down overall though. I want to put a home for the day up, but there have not been any come up that seem worth it so I’ll plug my own listing at 6727 Hickory Trace Cir. Chattanooga, TN 37421. Wonderful 2bd/2ba move in ready townhouse for $99,500 just down the street from the Hamilton Place area. It is a great price, great location, and lots of storage etc.

North Chattanooga is the best!

In a recent Southern Living Article North Chattanooga was recognized as one of the best comeback neighborhoods. I would have to agree!

On that note we’ll make the house today a new listing that came up a few days ago at 1022 Normal Ave. Chattanooga, TN 37405. It has some wonderful charm with high ceilings, wood floors, updated bathrooms, and a great view. It is a 2bd/2ba approximately 1300sqft. for $229,000. The pictures do not do the home justice so check it out. Check out the pictures below…

Coffee, Tea, and cookies

It seems that we are getting closer and closer to Christmas. There are fewer homes being listed for sale and more cookies, coffee, and lots of other goodies/crap to put in our bodies. The weather is also cooperating and the temperatures are dropping dropping. This Saturday I am heading to NYC with my husband and in-laws for a quick four day trip and I could not be more excited!
So on to the real estate. There is a great house that just came up at 1000 Mississippi Ave. Chattanooga, TN 37405 (link to follow soon). It is a nice refurbished 5bd/3ba home in the heart of North Chattanooga at 2950sqft. There is also a detached 2 car garage with an apartment available to lease above. There is lots of original charm including high ceilings, wood floors, and fireplaces throughout the home.

Check out those rates today www.bankrate.com. I’ve heard through some lenders/attorneys that the interest rates are set to rise come the new year. Now is the time to buy if you are thinking about it. Get the $8000 or $6500 and a great interest rate and save yourself a lot of money!

Have a great Wednesday!

Wonderful Weekend…

Good morning and beginning of week before Christmas. We had a pretty great weekend. A few parties, one of which was a baking party and many holiday treats were made for friends and family. There have not been many new listings popping up this close to Christmas, but never fear even the good listings are staying active longer so you have the opportunity to sweep in and take a great home/condo for a great price.

I have previously posted the development of Bridgeview where the condos start at $327,000 and go up to $702,500 or get a penthouse for a mere $425/sqft. This past week there was a closing on one of the units that was originally listed for $402,500 and ended up closing for $366,000. Talk about a price drop. If you haven’t stopped by this open house before or would like to check out a unit these are great and the most soundly built condos in Chattanooga.

And finally my pick for the day is 620 Hamilton Ave. Chattanooga, TN 37405. It is  a 2bd/1ba home in North Chattanooga that has been updated and looks pretty good considering a price tag of $129,000.

Have a great Monday!

Forbes List

Chattanooga made it on the “Best Bang for your Buck” Cities list. Check it out here. Great things are happening around town and there are some even better properties available right now.
Check out 509 Main St. Chattanooga, TN 37408. It is an awesome space for $989,000. I know it is a lot, but it is an amazing loft/ commercial space.

Turkey Monday

Here we go another week! This is going to be a great week and there are lots of exciting things happening around town or at least on the running/ community service front. There are two runs that I think are really fun. Check out the Grateful Gobbler walk is put together by the Homeless Coalition. The next is the Turkey Trot held out in Brainerd at the East Sports Barn which benefits the Kidney Foundation.

On to the house that I think is a great buy (well not by list price, but I bet you could talk it down a bit). 917 Federal St. Chattanooga, TN 37405. It is a 2bd/1ba  $124,900 house that needs little bit of updating but is very quaint and would be a perfect rental house. The location is at the Dartmouth St. end of Federal and could not have more character (in a good way:)).
1137218_0623750Have a great Monday and keep me in mind if you come across a home you would like to take a look at.

Lots of new places

There are several great places for sale in Chattanooga right now. Some are deals and some are just great places. The first is in the Museum Bluffs Building at 99 Walnut St. #202 which is a 2bd/2ba unit that is 1700sqft. It has a huge patio with a great river view, beautiful hardwoods, stainless appliances etc. There are three other units available in the building. Unit $601, #207, #500 all over 2000 sqft again with wonderful river views and easy access to downtown.

The next place is located on the Southside of town 209 W 17th St. Chattanooga, TN 37408. This is a 2bd/1.5ba place with hardwoods throughout, a laundry room, and two very private balconies that is 1150sqft. In the heart of Southside with tree lined streets this has its own parking space off street within walking distance to the downtown shuttle, Chattanooga Choo Choo, The Terminal and other great downtown locals.

Living Room Kitchen

The kitchen could use some updating but for $169,900 it would be an easy fix.

Also the tax credit has been extended for those who don’t know. Check out the new guidelines here. www.federalhousingtaxcredit.com. Basically still the $8,000 for new home buyers and $6500 for buyers who are buying who have owned a home within the last five years. It is a great deal and goes until April 30, 2010.

Any questions or comments are appreciated!
